How To Find A High Quality Commercial Real Estate ... - Maynas Eric

Investing in commercial properties is not the same game as home buying. Keep reading to discover strategies on how to come out ahead in the commercial real estate buying market.

You need to do this to ensure that your profits match up to the previous owner?s figures. If you fail to check out the terms, you might find something that is at odds with the rent roll and make the pro forma unreliable.

Use detailed photos to create this documentation. In the ?before? photos, especially, make sure that the pictures clearly show defects such as stains on the carpet, discolorations in the tub and sink, and holes in the walls.

TIP! Before you start, find the right financing for your needs. Loans for commercial properties are not the same as home loans.

Learn how the firm you?re thinking about hiring measures their results. Learn how they determine how much space is needed, the property selection criteria, the negotiation methods, and other details that can affect you. You can benefit a lot if you know things like this.

You will probably have to put a lot of effort into your new investment at the beginning. Finding a good opportunity, going through the transaction and making any necessary repairs to the property takes time. Do not give up because this process takes too much of your time. You will be rewarded later.

Regarding commercial loans, it is the borrower?s responsibility to obtain an appraisal. The bank won?t let you make use of it later. Be properly prepared by ordering the appraisal directly.

TIP! Use your blog to establish an expert reputation. You will then have a better chance of locating people who want to purchase your properties or lease space from you.

Be aware that not all commercial brokers are alike. Choose the real estate broker who will best help you meet your needs. Real estate agents will work with landlords and tenants, but there are also some that only work with tenants. If you are a tenant, you may be much better off by using a broker who only works with tenants as they have a lot more experience with successful tenant representation.

Try to keep your properties occupied. If no one is paying you rent, you?ll be the one footing the bills. If you have multiple properties open, figure out why, and try to correct the issue that could be causing a loss of tenants.

TIP! Just focus on one specific investment and narrow your time to that if you?re new to investing. Select one type of property that appeals to you, and devote your undivided attention to it.

Create a real estate newsletter or blog that is regularly updated, and stay active on relevant social networking sites. Keep your online presence updated and active, as it will often be a good source of referrals, connections and updates from important sources.

Ensure that the amount of money you want for your commercial property makes sense, given local market conditions. The value of your property is determined by an entire series of different factors.

Always stay on the lookout for sellers who are motivated to sell. Locate the ones with eager ambitions, who could possibly let a property go beneath the current value on the open market. You will achieve nothing in commercial real estate unless you get your hands on a good deal, and that most often will happen as a result of an offer made by an eager seller.

TIP! Find out more about net operating income. Success is about staying in the green.

If you have the intention of offering your commercial real estate for rent, look for buildings that are simple and solid in construction. Tenants are more likely to move in when they know the property is well taken care of. These properties are also more cost effective for you and your tenants due to the fact that they only require minimal upkeep and repairs.

Now you have learned the basics of commercial real estate investment and a few helpful tips. Keep this advice in mind so that you may get better deals when searching for the location of your business.

Flowers for the holidays - Sharon Santoni - My French Country Home

Back again after a week of rest and family time for Christmas. ? A huge thank you to everyone who has been by here while I was away, and thank you especially for your kind Christmas wishes.

Don't you love this week between Christmas and New Year.? A sort of hiatus, where the daily routine is put on hold, and it feels like we've stopped in time.

For us, this weekend marks a pause between guests and entertaining, and it's always a moment when I like to freshen up the Christmas decor and start to prepare for New Year's Eve.

I found these stunning double Amaryllis, totally dreamy and soft coloured.? They started as a large bouquet in a giant vase but with the warmth of the house several of the stems snapped, so I changed them to individual jars and scattered Christmas baubles around them.

?I hope that your holidays are peaceful and enjoyable,

?no matter how many mouths there may be to feed.

?Beyond Planting Trees? ? Interview with Documentary Filmmaker ...

I am always astounded by the selflessness that is displayed by some documentary filmmakers. Their resilience to tell a story not for the entertainment or occupation of our free time, but to question our human condition, and challenge us as an individual. Danielle Berg is a creative writing and literature major at Stony Brook University, she also possesses an acute admiration for cinema. Recently she dug deep into her past and spirit to conceive an ambitious project to help raise awareness for the Choco Rainforest in Ecuador. The place in question is the Itaopa?Reserve. Currently Danielle is raising money ($5000) on Indiegogo, to purchase a; camera, a laptop, and editing software, to direct, shoot, and edit a film about the reserve. After which she will donate all the equipment to the head of the reservation Raul, so that he may continue to archive video to raise awareness.

I could speak about Ms. Berg and her project for hours but as a writer herself, she deserves as much room on this page as I do. The following is an interview I conducted with her about both her latest cinematic endeavour, and her itch for film.

itapoa_hostel1

An Itapoa Reservation Hostel

The Artifice: You?ll have to bear with me, this is my first interview [for The Artifice].

Danielle Berg: I am so delighted to be your first. [laughs] I will bear with you.

A:?Groovy. Do you remember the moment that you decided to make this film?

DB:?It was this summer, when I was making my third short film. I like film, it?s a lot of work, lots of hours in the editing room. At the end I had a film that I liked, but in my writing I prefer non-fiction, so I started thinking about some documentary ideas. I volunteered at the Itaopa Reservation 3 years ago and it always kind of stuck with me. And I thought, you know what, I have the skills to do something for them that stood beyond just planting trees, and the things that most of the volunteers do. So I think it was in the editing room when I was really really frustrated, and I thought I could put this frustration toward something that was activism, and not just a video for my own self.

A:?I think that?s great! I know a lot of people including myself,?whom make films? but it doesn?t really challenge anything, like your film can and probably will do. Could you talk a little bit about your past experience with film?

DB:?My film experience is pretty limited, I lucked into it. The (Stony Brook University) Southampton Campus was going to expand to include film and theatre, they got the faculty but they didn?t have the students yet. So they started offering classes to the writing students, and I said ?that sounds awesome!?. So a lot of my friends took the class and it was a lot of fun. It?s something I never thought I?d be able to do, I?ve always had an interest in film editing but I just didn?t have to skill for it. I did it on a whim.

The first film I made was? almost? unusable. I didn?t understand the idea of continuity at all and I had a little kid playing chess with an old lady and every take the cards would be different. It was horrible (laughs). Now I wanna go back, and I can probably make something with it. It?s so sweet but it?s nothing.

The second one I did may have been lost forever, because they cleared the hard drives at school without having a chance to back it up. So I don?t know if it exists. I act in it and my friends brother who is an actor, is in it as well, and this one is very close to me because? I was in it, and I wrote something more personal to me. We did a whole day of shooting, which was a crash course in how to not do things (laughs). I was so tired because I was in it and I was in theory, directing and I had my friends doing the camera work. But toward the end of the day at midnight I was like ?I don?t even care, let?s just make this happen!? and then we had to do a reshoot a couple of weeks later because we needed some stuff that I hadn?t gotten. I learned a lot on that one.

Those two films were made in the class I took over the semester. Then Madaline who is in the film department, offered me and a couple of friends an opportunity to work the class over the summer so we didn?t have to pay for it. I got to take this class with Mitchel Kriegman (Rugrats, Rocko?s Modern Life), who wrote all the?Nickelodeon shows I grew up with, which was very cool, and I made my third short film. And that one is alive and well on YouTube. And that one was also one we did in a week. I was happy with the results! Like I said though, fiction films right now, don?t do it for me as much as the non-fiction stuff.

A:?When did Indiegogo come into the picture?

DB:?So I wanted originally to just fund the project myself because I really don?t like asking for help, it makes me uncomfortable and I?m shy (laughs), so I really didn?t want to do that. I have a few friends who have used Kickstarter and Indiegogo and it?s been really successful, but I kinda wanted to just make it happen and not get hung up on the fundraising cause it?s a lot of work. I?m still working on my thesis, I didn?t want to spend too much time fundraising. A friend asked me if that was the route I was gonna go, and I said ?I don?t know?. My friend Will who is a very ?think big? kind of person said, ?you know it doesn?t have to be your own money, people do things like this all the time and they ask for money?, and I was like ?yea I know, you?re probably right?. So I checked them out, so Kickstarter doesn?t do causes or non-profits, it?s only for art and personal projects. Then I looked at gofundme, it?s smaller, a lot of people use it for stuff like ?my car broke, and I?m poor, so help me fix it!? (laughs). Indiegogo has a sweet spot for it. Actually environmental campaigns don?t usually do well on Indiegogo. I don?t have a statistic for you, but if you look at how often they?re fully funded environmental causes are really on the low end of the list so I was reluctant. I figured since I had people whom were willing to help out it was just a link I could send them to show them it was valid and where it was going. My goal is $5000, I?ve raised $2000 so far but I?m gonna make it work with that. I?ll just get a less expensive camera and work around it.

A:?Why do you think these environmental causes don?t get the attention that others do?

DB:?There have been a few people I?ve talked to, (actor) Steve Hamilton is one of them. He has some experience fundraising and said that, ?people don?t donate to a cause, they donate to a person?. So when you?re fundraising, it?s more about the fundraiser or person you?re fundraising for. I think it may be too abstract but people don?t click with an environmental cause like they do with someone?s animal being sick. I don?t really know, I guess we care a little bit more about people, then animals, then somehow the environment is taken very much for granted and it doesn?t have a face. Also there are just a million causes in the world, a million forests, a million oceans, and there?s just so many things to care about that I think it?s just so hard to grab someones attention with a rain forest that?s a third of the way across the world.

choco-rainforest-photo

A:?Would you say your person of interest in raising money was Raul?

DB:?Yea, Raul is my link to the Choco Rain Forest in the first place. He?s given up everything to protect this rain forest and I?ve seen-I?ve meet other people who do the same thing because it?s their land and they care about it. It?s just kind of amazing because you don?t see that much in the U.S. I think that may be because our Government does a better job of protecting the land. Down there, the protection at the Choco is almost nothing. The Amazon is a much more publicized, and the?rainforest you think of when you think of South America. Because they drill for oil there, a lot of celebrities have gotten behind some fundraisers, helped raise money, and saved giant tracks of land in the Amazon. The Choco is there too, it?s just not as well publicized. So there are people there like Raul who are working really hard and they?re not getting the same sort of publicity.

A:?I?d say your ambitions are matched, him just being there and you spreading the word with this film. You?re a creative writing major, and film isn?t your first round pick so to speak. When you were conceptualizing the project and trying to get fundraising, what advantages did you find with your experience in writing and disadvantages with not being fluent in film?

DB:?It?d be easier for a non-writer to write something for an Indiegogo page. If you write, you?re used to doing several drafts and second guessing everything. So for me, even writing the Indiegogo page was challenging because I?m very hard on myself when it comes to writing and? that?s writing. I think in the end since I?ve been writing for a while, I can write a pitch and I?ve done some press release work before. It?s funny because if you?re doing press for someone else and writing about someone else or someone else?s project it?s really easy to do. But when you?re doing it for your own thing you suddenly become really self conscious, and you feel like you?re self promoting which feels really weird. The writing was helpful but I almost wish I was writing this for someone else, it would have been much easier, or I should have gotten one of my writing friends to do this for me (laughs). But I didn?t do that.

When it comes to film, I?ve only been doing it for about a year. So I?m not an expert camera man, or editor, but? I am a story teller, and that sounds really cheesy (laughs). If the last few years have afforded me anything, it?s how to tell an interesting story. So I trust that I?ll be able to craft a film out of all the things I?ll be encountering down there. The rest of the stuff for me just takes a lot of work. I?m probably going to be the one doing the shooting and editing, unless I somehow raise a crap ton of money to pay an editor (laughs). But I don?t think that?s how it?s gonna be. The making of the movie itself, the crafting together of the story, and the interviews, and leading it into a film, that the writing has helped me with. I think that two or three years ago I would not have undertaken this and thought, ?I can?t do this!?. But I?ve seen myself do other things I thought I couldn?t do. It gives you more confidence, although I think writers in general aren?t all that confident (laughs). Some of the best writers are not.

A:?Give me the 411 on the Choco Rainforest and the Itapoa Reserve.

DB: Back in the 60?s the government gave regular people the land, and in order to prove that they were using it so they could keep it, they had to deforest half of it. So 50 years ago, half of Ecuador?s forests were gone because of that. African Palm Companies harvest palm oil for bio-deisel fuel, which sounds great because it sounds better than oil. But everything has a consequence, even if you eat Tofu they?re cutting down some trees somewhere to plant soy, that?s just a fact. Only .3% of the land is protected from deforestation, that leaves the rest of it open for logging. They burn down the land and build these plantations, and these plantations have this effect of spoiling the water for the residence. A lot of them get pushed out of their lands? it?s like really messed up. Over here we don?t really know what?s involved with the palm oils that?s in cookies and other products we eat, but the politics behind it are really just appalling. Even if the land is protected and there?s an indigenous group living in the rain forest, they don?t know how to read. So these companies come to them with these contracts and say were gonna pay you a few hundred dollars for hundreds of acres of land. These companies promise roads, educations and all this great stuff but it turns out that non of the plantations need many employees either and they make less than when they previously were farming their own land. So they leave to find and make work in other parts of the jungle, deforesting other parts of the jungle. The others who stay behind have a higher rate of skin and liver disease from the pesticides. That?s just the people. There?s something like 3000 endemic species that don?t exist anywhere else in the world, only in the Choco rainforest, and a lot of them are highly endangered. The rate of deforestation isn?t slowing down because there isn?t any awareness about it. Jordan Karubian is a scientist who stated the Bilsa reserve, and the only video you can find on the internet about the Choco is by this guy. So there are people and organizations that are working really hard, but it?s only amounted to .3% protection.

A:?I hear they have some pretty kick ass chocolate.

DB:?(laughs) A lot of our chocolate, and coffee comes from Ecuador. Raul has a chocolate save the rainforest program where he?ll buy chocolate from the locals for 20% above the trade cost in exchange that they promise to reforest some of the land. He doesn?t do much of that anymore, he has one community that he works with and sells the chocolate out of a hostel. It?s very small, he was having trouble exporting or finding someone to export it. With Raul, he wants to free himself up so that he can be doing research in the jungle or guiding volunteers. But that (chocolate) is what I?m giving as a prize for donating, and it is great. I still have chocolate from 3 years ago that I made with my own hands. It?s totally stale, white, and crusty, but I just grind it into my smoothies and no one notices. But the chocolate I?m giving out is fresh.

me boom

A:?Either way the chocolate is good for your soul. What?s it like to work with Raul?

DB:?When you first meet Raul he?s like a lot of impassioned people, where he gets really excited about what he?s talking about and stutters. It?s so obvious when you first meet him. It is all rainforest, all the time. I learned a ton. He has these programs where people can come out for a weekend or 5 days and do a jungle trek, and I was just volunteering at his reserve, which is also an option, but there was someone coming in from Brooklyn just to do the trip and he (Raul) said ?Well, I guess you better come.?. So I got a sort of crash course in the jungle that I may not have gotten from volunteering. Volunteering for him is like; planting trees, making chocolate, or helping with the garden. He doesn?t have time to decorate his house or anything, it?s so bare bones, and he?s a man living there? and it?s obvious (laughs). It?s just enough for him to go to sleep at night so he can go out the next day. I was very tempted to paint it but he was like, ?No, we don?t need that, we need to go plant trees.?. He?s super smart, and we became really good friends. He?s a really freakin? great person, he kind of does anything for anyone. He?s inspired me a ton, because when you see someone giving up everything in their life for a cause you think, ?Well, what am I doing in my little life??. Every once in a while he gets invited to do lectures in Germany or in the U.S. I think he did one in Spain a few years ago and these people who are not biologist heard his lecture and they came to volunteer and are actually coming back to volunteer the same time I am so hopefully they?ll be a few spanish volunteers there. He (Raul) often moves people to go stay at his reserve and donate their time. I haven?t seen his lecture, but part of my hope, is that we can turn that lecture into a video and make his ?effect? exponentially larger.

A:?Sounds like you have a lot planned for the future past just making this film.

DB:?Oh yeah! One film is great, but twelve is better, so let?s do that. I could have borrowed equipment from friends, but I wanted to raise money so I can leave the equipment behind. I want to start a YouTube account for the Choco because there is only one video out there and I think that so cummy (laughs), if you google the Amazon you get a ton. They can document endangered species, have volunteer journals, anything that could encourage someone who was maybe considering donating their time to the reserve to go ahead and do it. Not to say that they shouldn?t be devoting their time to other things, of course they should, but a lot of people know about the Amazon and not a lot know about the Choco. So I?m trying to publicize it as much as I can. There is a scientist and his team researching the Brown Headed Spider Monkey which is endemic to the Choco, and it?s the most endangered Monkey in Ecuador. They found out about my project from Facebook, and got in contact with me saying they were so excited and were wondering if we could help each other out, like she could be part of the documentary, and in exchange I could help publicize their cause and I could get footage of these primates, and I?m doing this for selfless reasons? but how cool is it that! I can go one this trek with these biologist and track down one of the most endangered primates in Ecuador, like wow! I help them and they help me, and that?s what leaving electronics behind will help do. Electronics in Ecuador are way more expensive and the people there make a fraction of what we make, so me bringing a camera to them from here isn?t the same as them buying a camera down there. I have a couple of old computers that I plan on donating to them but I want to raise enough to buy a new one so it?ll last more than a year after I leave.?

A:?Well if monkeys are going extinct than us humans must not be too far behind, so I like the idea of saving them. 12 films sounds like quite an ambition, 12 is actually my lucky number.

DB:?It might not be 12 legit films but it?s gonna be videos so you can see so much about it.

A:?For those short on change or us poor college students that can?t donate on the heavier side, what can they do to help out? Besides making their own film of course, competition is stiff enough.

DB:?There?s a million causes in the world, and it?s the holiday season, and we?re all poor, and unemployment is high, so it?s really hard to ask people to support a project. And just because I care about something doesn?t mean that other people have the time, or the energy to care about the same thing. With that said, I?ve still sent out messages to my classmates and said ?hey look, there?s 40 of you, if you all just save your change and put in $10 that?s $400 toward my goal. People tend to think that their $2 doesn?t help but it does. People that can?t donate, just liking the Facebook page and spreading the word helps. The people who know about it and don?t donate will still be waiting to see the finished film, so being part of a community that cares no matter if you donated $1, $2, or $200, getting the word out is amazing. People I talked to didn?t even know this part of the world existed and they didn?t know what was happening to it. Just being a little bit more aware.

A:?You?ve obviously been inspired by life, which is the highest plane of inspiration you can reach if you want to put it on a hierarchy, but what are some films you?ve seen that have inspired you to do this and how you?re going to do it?

DB:?The answers simple actually, the inspiration came from a feature film I saw in theaters that didn?t have anything to do with the environment. There?s this movie called?Breaking Upward?which was made with a $20,000 dollar budget and the people who made the film acted in it and all their friends helped them, which is part of the larger movement that is going on now, which is what Stony Brook is basing their whole program around; making your own film without having to go through a studio or sell your script. I think it?s that movement that?s inspired me and all of my friends who are doing this to just do it. Instead of waiting for someone to tell you to do it or tell you it?s okay to do it, just do it. That?s the trend and I?m happy to be apart of it. There?s also this film called?Craigslist Joe?about this guy who decided to drop everything for 30 days and just live off of Craigslist, people who would let him crash at their place for the night, volunteer jobs, dates, everything. He had no money, no phone numbers in his phone, no nothing, and it was just this idea this guy had and I think he?s my age, and he just did it. He?s not a filmmaker or anything like that but at the end he had this really inspiring video, it wasn?t perfect but I like seeing things like that, where I can see myself doing it and see how the film is made. These little movies that you can wrap your head around the whole thing is really helpful, cause if it?s a giant Hollywood movie it?s like ?oh my god there?s millions of people, and millions of dollars involved in this?, it?s the small stuff like Breaking Upwards and?Craigslist Joe?that say ?hey, I?ve got a group of five friends, we can do this!?. As far as environmental films go I saw The Cove, An Inconvenient Truth, Forks Over Knives,?what?s that giant one about food?

A:?Food INC.?

DB:?Yes that?s it! I just enjoy documentaries a lot so I would watch all of those cause I really like school and being in classes. There were times in my life when I wasn?t a student and I took documentary?s as kind of sitting in on a lecture.

A:?What are other ideas for film that you have bouncing around in your head?

DB:?Okay I have two ideas that I?d really like to make happen within? the next couple of years. I am a previously extreme struggler of social anxiety. So I suffer from panic attacks and was an agoraphobic for a couple of months when I was younger, and I think that a lot of people don?t acknowledge their own anxieties, because there?s a huge stigma that if you?re weak, than society does not value you. I?m really into life science right now, so I?d love to do a mini doc about people who have suffered with anxiety, maybe like a web series, or something manageable, but also something that keeps coming where I can interview new people I want to talk to about this, so I might want it to continue. Something about bringing anxiety to life. Or even teaming up with one of my good friends in the program who is a psychotherapist, and maybe even making videos for people who are reluctant to go to therapy or afraid to talk about it. The other thing I want to do is a film about my parents. My family is Jewish and on holidays everyone gets together for two hours and then rushes out the door. I don?t really know my family that well, not even my nuclear family, like I don?t know if they believe in God, or what the best thing that ever happened to them is, I don?t know if they?re happy, I don?t know anything about them. My older sister and I are a bit estranged also, and my middle sister is always traveling and I don?t get to see her that much, so I really want to sit down with my family and ask them the questions? that you somehow know about your friends, but never got to know about your family. I think it?s an opportunity to get my family together to do something, and we don?t get together much so there?s that, and maybe curing old wounds but really I?m just curious to get to know my family while we?re here.

A:?Well, you sound like a regular Martin Scorsese.

I want to thank Ms. Danielle Berg for being so open and patient with me during this interview. If you?re interested in donating or spreading the word about the Choco Rainforest, the Itapoa Reserve and Ms. Berg?s film, then you can check out their Facebook page, and the Indiegogo campaign.

You can view Danielle?s third short film on YouTube.

What do you think? Let me know by leaving a comment.

PENDLETON, Ore. (AP) ? The stretch of rural Oregon interstate where a tour bus crashed through a guardrail and 100 feet down a steep embankment is so notorious that state transportation officials have published a specific advisory warning of its dangers.

Nine people were killed and more than two dozen injured when the charter bus veered out of control around 10:30 a.m. Sunday on snow- and ice-covered lanes of Interstate 84 in eastern Oregon, according to the Oregon State Police. The bus crashed near the start of a 7-mile section of road that winds down a hill.

The bus came to rest at the bottom of a snowy slope and landed beaten and battered but upright, with little or no debris visible around the crash site.

The East Oregonian said it spoke with two South Korean passengers, ages 16 and 17. Both said through a translator that they were seated near the rear of the bus when it swerved a few times, hit the guardrail and flipped. They described breaking glass and seeing passengers pinned by their seats as the bus slid down the hill. Both said that they feared for their lives.

The paper said that the teens, one of whom injured a knee and the other suffered a broken collarbone, were staying at a hotel arranged by the Red Cross.

More than a dozen rescue workers descended the hill and used ropes to help retrieve people from the wreckage in freezing weather. The bus driver was among the survivors, but had not yet spoken to police because of the severity of the injuries the driver had suffered.

Lt. Gregg Hastings said the bus crashed along the west end of the Blue Mountains, and west of an area called Deadman Pass. The area is well known locally for its hazards, and the state transportation department advises truck drivers that "some of the most changeable and severe weather conditions in the Northwest" can lead to slick conditions and poor visibility. Drivers are urged to use "extreme caution and defensive driving techniques," and warned that snow and black ice are common in the fall through the spring.

The bus had been carrying about 40 people. St. Anthony Hospital in Pendleton treated 26 of them, said hospital spokesman Larry Blanc. Five of those treated at St. Anthony were transported to other facilities.

I-84 is a major east-west highway through Oregon that follows the Columbia River Gorge.

Umatilla County Emergency Manager Jack Remillard said the bus was owned by Mi Joo travel in Vancouver, B.C., and state police said the bus was en route from Las Vegas to Vancouver.

A woman who answered the phone at a listing for the company confirmed with The Associated Press that it owned the bus and said it was on a tour of the Western U.S. She declined to give her name.

A bus safety website run by the U.S. Department of Transportation said Mi Joo Tour & Travel has six buses, none of which have been involved in any accidents in at least the past two years.

The bus crash was the second fatal accident in Oregon on Sunday morning. A 69-year-old man died in a rollover accident on I-84, about 30 miles west of where the bus accident took place.

A spokesman for the American Bus Association said buses carry more than 700 million passengers a year in the United States.

"The industry as a whole is a very safe industry," said Dan Ronan of the Washington, D.C.,-based group. "There are only a handful of accidents every year. Comparatively speaking, we're the safest form of surface transportation."

Sunday's Oregon bus crash comes more than two months after another chartered tour bus veered off a highway in October in northern Arizona, killing the driver and injuring dozens of passengers who were mostly tourists from Asia and Europe. Authorities say the driver likely had a medical episode.

10 Best Cardio Exercises to Burn The Most Calories | Truth N Health

Cardio is one of the most important things you can do for your body, whether you want to lose weight, build muscle or improve your health.? The great thing is, there are plenty of choices for cardio exercise.? Anything that gets your heart rate into your target heart rate zone will work.? The confusing thing is, there are so many choices out there?which exercises are the most effective? There?s no ?right? cardio exercise and the best choice is the one you enjoy and the one you?ll work hardest at, but there are some that work best if your goal is to blast calories and get in great shape.

1. Running is my favorite cardio exercise and is great choice for a variety of reasons:

?It does not require special equipment (except some running shoes)

?You can do it just about anytime, anywhere

?It is high impact, which helps build strong bones and connective tissue

?It gets your heart rate up more quickly than low or no impact exercise

?It helps you burn serious calories, especially if you add hills, sprints or try interval training.

In fact, a 145-lb person can burn 300 calories by running at 5.2 mph for 30 minutes. The same person would burn about half of that with a brisk walk.? The downside is that it takes time to build the strength and stamina to run continuously and, because it?s high impact, it may not work for every person.

2. Jumping rope is another calorie-scorcher and, as an added bonus, a jump rope packs easily in your suitcase, making it an excellent travel exercise.? A 145-lb person can burn a whopping 330 calories with a 30-minute workout, but you?ll want to slowly work your way up to that.

Start by jumping for 1-2 minutes at a time, taking breaks by marching in place and swinging your rope in a figure eight motion.? Continue alternating for 10-20 minutes and, over time, gradually increase the amount of time you jump while decreasing your rests.? You can add variety by trying different foot patterns (jumping on one foot, scissor jumps, etc.). I like to jump to energizing music. It keeps be pumped up, especially during a long stint of jumping!

3. Kickboxing is another great choice for exercisers who want to work hard with more choreographed workouts.? Combining kicks and punches not only enhances your coordination, it involves both the upper and lower body, making this an excellent overall workout.

600 calories for a 130 lb, 700 for a 145 lb Kickboxing offers a great full-body workout because it requires you to use every major muscle group and includes interval training. Your heart rate will soar and stabilize several times throughout the class, which is optimal for weight loss.

There are a variety of videos available or you can opt for a class at your local gym to get a more social interaction.? Once you are familiar with different lingo- names of the kicks and punches, you can even create your own workouts or, better yet, use a punching bag to get an even better workout.

4. If you?re looking to burn maximum calories, cross-country skiing is an excellent choice.? Whether you?re on a gym machine or swooshing over miles of snow, cross-country skiing is an incredible cardio exercise. Because it involves both the upper and lower body, it doesn?t take much work to get your heart rate up, which is where the calorie-burn comes in.? A 145-lb person burns about 330 calories during 30 minutes of skiing.

There are a few downsides, however.? If you?re going for the full outdoor experience, there is lots of gear required, and you will need practice to get the hang of it . . . and of course, snow.? You can mimic the movement at the gym by using a Nordic (or similar) cross trainer (such as an elliptical with arms or an Arc Trainer), but machines are never exactly the same.

5. Whether you are outdoors or indoors, cycling (spinning) is an excellent cardio workout. Biking: 600- 900 calories per hour on average depending on the level of resistance and intensity.

You can burn up to 700 calories at your average cycling class or take to the road on your own to enjoy fresh air to boot! Just make sure you keep a pace of about 14 to 16 miles per hour to reach the 700-calorie goal.

By using the power of your legs, you increase endurance while burning lots of calories, anywhere from 250-500 in 30 minutes, depending on how fast you go and how high your resistance is.? What makes cycling even better than other activities is that you can incorporate it into your daily life.? You can ride to and from work or use your bike to run errands around town.? It?s also low impact, which is great for your joints and perfect cross-training for high impact activities like running or aerobics.

6. Often found next to the treadmills, the elliptical trainer is another popular cardio machine at the gym. The elliptical trainer allows your body to move in a natural way, but without the impact of the treadmill.? Intensity can be added by increasing resistance and some machines include adjustable ramps and arm handles for added intensity as well.? As a bonus, you can go backwards on an elliptical trainer, which helps people burn 11% more calories than cycling forward, adding variety while working your muscles in a different way.

The elliptical trainer is also a good choice for runners looking for a break from pounding the pavement. A 145-lb person burns about 300 calories in 30 minutes.

7. Swimming is another great choice because, like cross-country skiing, it?s a full body exercise. The more body parts you involve in your workout, the more calories you?ll burn. Spend 30 minutes doing the breaststroke and you?ll burn almost 400 calories. Best of all, your joints are fully supported so you don?t have to worry about high-impact injuries. It?s also great cross-training for other cardio activities.

8. Zumba or Aerobic Classes: 500-650 or more calories per hour

Who knew an hour of dancing and hopping around could produce such results?! Zumba is a very popular Latin-inspired dance workout which uses the principles of interval training and resistance exercise, the workout will boost your metabolism considerably, according to FitnessZumba.com.? However, like any fitness regimen, the number of calories burned varies from person to person depending on weight, sex, current fitness level, and how a hard a person works out. Still the massive weight loss and toning benefits of hip-swishing and shimmying make Zumba and similar aerobics class workouts a few of the most popular today.

Step aerobics, for example, is another great choice, particularly for people who like choreographed workouts, but do not enjoy the jackhammer feel of high impact aerobics.? The step offers intensity without the pounding and it?s easy to up the energy by adding risers.

It?s also a great calorie-burner, targeting your legs, butt and hips while burning 300-400 calories in 30 minutes (during high intensity sessions). Though it might look complicated, step is easy to learn if you start with a beginner class or video.

This is an often overlooked machine in the gym because we?re confused about how it works and, perhaps, aren?t sure it delivers a great workout.

9. Rowing is a physically demanding exercise involving both the upper and lower body, which means a higher heart rate and a greater calorie burn.? Like an elliptical trainer or stationary bike, there are different levels of resistance, allowing you to get a challenging workout no matter what your fitness level.?? In 30 minutes, a 145-lb person can burn about 300 calories, but if you?ve never tried rowing, it can be tough.? Start with 10-15 minutes and add time to subsequent workouts to give your body time to adapt.

?

10. Walking is another great choice for cardio because, like running, it?s accessible:? You don?t need special equipment and you can do it anywhere, anytime.? It?s harder to get your heart rate up with walking since it is low impact but, if you work hard at it, a 145-lb person can burn about 180 calories in 30 minutes.

Adding hills, hiking, speed walking or using walking poles can also increase the intensity.? Make sure you walk briskly. Keep the head up, back straight, engage and tighten your core and swing the arms.

New home sales hit highest rate since April 2010

4 hrs.

New single-family home sales accelerated in November to the fastest pace in 2 1/2 years and median sales price jumped from the same month in 2011, signs that the U.S. housing recovery is gaining some steam.

The Commerce Department said on Thursday sales climbed 4.4 percent last month to a seasonally adjusted 377,000-unit annual rate. That was in line with analysts' forecasts of a 378,000-unit annual pace.

Government data for new home sales are subject to substantial revisions. Indeed, the Commerce Department cut its estimate for sales in October by 7,000 to a 361,000-unit rate.

The annual sales pace for November was the quickest since April 2010.

This year, the housing sector has been point of strength in an economy beset by flagging business confidence and cooling demand abroad. The median home price of a new home rose to $246,200, up 14.9 percent from the same month in 2011.

New home building is expected to add to economic growth this year for the first time since 2005. The housing sector, however, remains a shadow of its former self.

The pace of new home sales is roughly a quarter of the all-time high clocked in July 2005 when a housing bubble was still inflating. Shortly thereafter, the bubble began to deflate, helping trigger the 2007-09 recession, which was the deepest downturn since the Great Depression.?

(AP) ? The plan is as big as this mammoth city: Turn a seedy metro hub into Mexico City's Times Square; clear swarms of feisty vendors and remodel the historic Alameda Central; illuminate the plazas and walkways of a park twice the size of New York's Central Park.

Mexico City's government is trying to transform one of the world's largest cities by beautifying public spaces, parks and monuments buried beneath a sea of honking cars, street hawkers, billboards and grime following decades of dizzying urban growth.

Despite the challenges, the ambitious, multimillion-dollar program carried out by former center-left Mayor Marcelo Ebrard and continued by his successor, Miguel Angel Mancera, is winning praise from urban planners and many residents. And it's turning the metropolis into an experiment in how to soften urban sprawl.

"It's time to tame the city," said Juan Carlos de Leo Gandara, head of the Iberoamerican University's sustainable urban projects. "Today is about giving the city back to pedestrians."

In the Alameda, made iconic in the Diego Rivera mural "Dream of a Sunday Afternoon in the Alameda," concrete sidewalks were replaced by marble, and makeshift vendor stands were kicked out ? a renovation that cost about $18.7 million. Instead of a motley patchwork of folding tables and tarps, the newly opened park, anchored by the art nouveau Palacio de Bellas Artes theater, is a sea of greenery and calm in the midst of racing traffic.

"It used to be very dark, with no lighting. It really wasn't a place to bring my son," said Alma Rosa Romero, a 32-year-old housewife standing by the new dancing-water fountains, holding her child's hand. "Now it's beautiful."

Other completed projects include a once-neglected plaza with an Arc de Triumph-style monument to Mexico's 1910 revolution, which has been remade at a cost of $28.6 million from a homeless encampment to an oasis where families frolic and children run through spurts of water gushing out of the pavement. The copper dome of what started out as the country's Congress building is newly polished and gleaming.

Downtown, at the Chapel of the Immaculate Conception of Tlaxcoaque, the city has installed multi-colored fountains that light up at night and replaced a parking lot with a larger plaza for pedestrians. The city has also converted Francisco I. Madero street in the historic center into a pedestrian walkway stretching to the Zocalo, the plaza that's home to the National Palace and massive Metropolitan Cathedral. And under a popular bridge near the hip neighborhood of Condesa, the city made way for a taco joint and a playground.

"A city where people go out to the streets is safe, happier and raises the quality of life," said Daniel Escotto, chief architect of Mexico City's Public Areas Office, which was founded in 2008 to manage urban renewal. "We are renovating floors, facades and adding plants and lighting and more elements that can shape this concept."

Yet in a city defined in many ways by its disorder, the plan is also being slammed by those who take pride in surviving the urban jungle.

"Yes it's safer, and it's renovated, but what happens to the emblem of Mexico City?" said Baltazar Romeo, 47, a hospital worker eating a sandwich at the newly remodeled Alameda. Gone were the street performers who once dressed as the Three Wise Men during Christmas and charged tips for photos with children. "The city is becoming soulless," Romeo said.

One of the flagship renovation projects is the once-seedy, swarming Glorieta de Insurgentes, a roundabout and metro station in central Mexico City that sees hundreds of thousands of commuters pour through every day.

The circular plaza was sunk to let pedestrians stream below busy thoroughfares and catch their trains or buses or just hang out. Around its rim careen cars in a roundabout that briefly merges two of the city's biggest thoroughfares, the mighty Insurgentes and Chapultepec avenues.

When the plaza was built in 1969, the city's top priority was moving an onslaught of cars and people from one point to another. Highways and beltways elsewhere went up to cope with the population boom, and sprawl spread farther out. Once-famous and safe streets and plazas suffered from neglect by planners and became slum-like neighborhoods people avoided after sunset. A brown haze covered the new skyline as motorists became the focus of the new infrastructure.

The Insurgentes roundabout turned into a place to hurry through. Homeless people took over abandoned warehouses nearby while surrounding office and apartment buildings fell into disrepair. Many of the plaza's shops became sleazy Internet cafes cowering beneath giant billboards.

"It couldn't be more hostile to public life or pedestrian life," said Ken Greenberg, a Toronto-based architect and urban designer who recently visited Mexico. "The whole thing just has a kind of very harsh feeling of a highway right in the middle of the city."

Urban designers are now seeking to infuse the chaos with the glitzy excitement of Times Square or London's Piccadilly Circus. Sixty-foot cylinders covered with circular screens streaming LED tickers have already been erected. The crabgrass-filled flower beds and low benches used as skateboard launches have been bulldozed for a sleek open-air look bathed in white, patterned concrete.

The makeover is meant to create a more appealing space for commuters using bikes and public transit in a city that won infamy as the world's most painful for commuters in a 2011 IBM survey.

"What Mexico City needs is to emphasize its identity through its public spaces," Escotto said.

The government says the Insurgentes project will also debut a new model for restricting advertising to designated spots. In 2010, local government banned advertisements on all public and private buildings, threatening a $9,000 fine for those who refused to comply. Two years later, however, the city is still blanketed by billboards.

Future projects include a cleanup of 67 bridges around the city and more lighting for plazas and walkways throughout Chapultepec Park, Mexico City's grand urban green space.

Some projects, including the Insurgentes roundabout, are being completed with the help of private funds. The roundabout renovation includes $4.5 million from 15 advertising companies that are erecting the giant LED screens. Critics worry the arrangement will benefit private companies more than city residents. Much of the beautification of the historic center was paid for by telecommunications billionaire Carlos Slim.

Some wonder whether Mancera, who is from Ebrard's party, will continue the effort and whether the city has the money to maintain its improvements. The question for this teeming city is whether its attempt to clean up will hold or whether the sprawl will ultimately prove more powerful.

"How is this work going to look in the next five months, or five years?" asked De Leo Gandara of the Iberoamerican University. "Will they preserve it? Will it still be clean? Are they keeping it together or is it forgotten again?"

Police union seeks more help for Newtown officers

HARTFORD, Conn. (AP) ? Some of the police officers who responded to the school shooting in Newtown are so traumatized they haven't been working, but they have to use sick time and could soon be at risk of going without a paycheck, a union official said Wednesday.

The union, Council 15 of the American Federation of State, County and Municipal Employees, is seeking more generous assistance in talks with the town's insurer. It is also reaching out to lawmakers and the governor's office with proposals to modify state law and expand workers' compensation benefits for officers who witness horrific crime scenes.

"The insurer for the town has taken a position that these officers are entitled to only what the statute allows. Unfortunately for these officers, the statute doesn't allow any benefits," said Eric Brown, an attorney for the union, which represents nearly 4,000 officers around Connecticut.

A gunman shot his way into Sandy Hook Elementary School on Dec. 14 and slaughtered 20 first-graders and six educators. The gunman, who had also killed his mother that morning, committed suicide as police arrived.

Brown said that the number of officers "critically affected" by the tragedy is below 15 and that a small number of them are not currently working.

A spokesman for Newtown police, Lt. George Sinko, said the officers are generally holding up well.

"A couple of them are taking it harder than some of the other ones," he said. "The things that the officers had to experience underscores the need to support them in every way possible."

Officials with the town's insurer, the Connecticut Interlocal Risk Management Agency, did not immediately respond to requests for comment.

Authorities say the victims were shot with a high-powered, military-style rifle loaded with ammunition designed to inflict maximum damage. All the victims had been shot at least twice, the medical examiner said, and as many as 11 times. Two victims were pronounced dead at a hospital, while all others died in the school.

In the past, advocates have pushed to change the statutes on workers' compensation, which currently include provisions for officers who suffer mental impairment as the result of using or being subjected to deadly force ? but not for those who witness crime scenes with mass casualties.

Concerns about the potential cost to cities and towns have been an obstacle, but the issue is likely to resurface in the next legislation session, said state Rep. Stephen Dargan, a West Haven Democrat who is co-chairman of the legislature's public safety committee.

"We don't want it to be used in an abusive way, but the circumstances are so horrific in Newtown. We need to protect those first responders and give them all the help we can give them," he said.

Firefighters who responded to the scene at Sandy Hook also have described struggling with feelings of frustration and anguish, but said they were grateful they were spared from witnessing the scene that greeted police inside the school.

Brown said outside agencies have been meeting demands for counseling services, but it will be important to ensure support is in place over the long term. The officers who are not working also could use up available sick time by early January, he said.

"The emotional loads they're carrying far exceed anything they could imagine," Brown said.

Police have yet to offer a possible motive for gunman Adam Lanza's rampage.

Expansive memorials throughout the small New England town have become gathering points for residents and visitors alike. A steady stream of well-wishers have taken pictures, dropped off toys and fought back tears at a huge sidewalk memorial in the center of Newtown's Sandy Hook section that is filled with stuffed animals, poems, flowers, posters and cards.

Newtown officials plan to convert into a memorial the countless mementos paying tribute to the schoolhouse victims. Thousands of flowers, letters, signs, photos, candles, teddy bears and other items at sites around town will be turned into soil and blocks to be used in a memorial, The News Times in nearby Danbury reported.

New insight into cell development and cancer

Dec. 27, 2012 ? Long-standing research efforts have been focused on understanding how stem cells, cells capable of transforming into any type of cell in the body, are capable of being programmed down a defined path to contribute to the development of a specific organ like a heart, lung, or kidney. Research from the University of North Carolina at Chapel Hill School of Medicine has shed new light on how epigenetic signals may function together to determine the ultimate fate of a stem cell.

The study, published December 27, 2012 by the journal Molecular Cell, implicates a unique class of proteins called polycomb-like proteins, or PCL's, as bridging molecules between the "on" and "off" state of a gene. While all of these specialized types of cells share the same genetic information encoded in our DNA, it is becoming increasingly clear that information outside the genome, referred to as epigenetics, plays a central role in orchestrating the reprogramming of a stem cell down a defined path.

Although it is understood that epigenetics is responsible for turning genes "on" and "off" at defined times during cellular development, the precise mechanisms controlling this delicate process are less well understood.

"This finding has important implications for both stem cell biology and cancer development, as the same regulatory circuits controlled by PCL's in stem cells are often misregulated in tumors," said Dr. Greg Wang, senior author of the study and Assistant Professor of Biochemistry and Biophysics in the UNC School of Medicine and a member of UNC Lineberger Comprehensive Cancer Center.

The study, led by postdoctoral research fellows Drs. Ling Cai and Rui Lu in the Wang lab, and Dr. Scott Rothbart, a Lineberger postdoctoral fellow in the lab of Dr. Brian Strahl, Associate Professor of Biochemistry and Biophysics in the UNC School of Medicine and a member of UNC Lineberger Comprehensive Cancer Center, identified that PCL's interact with an epigenetic signal associated with genes that are turned on to recruit a group of proteins called the PRC2 complex which then turn genes off.

"In stem cells, the PRC2 complex turns genes off that would otherwise promote reprogramming into specialized cells of organs like the heart or lungs," said Wang.

In addition to its fundamental role in cellular development, elevated levels of PRC2 have been found in cancers of the prostate, breast, lung, and blood, and pharmaceutical companies are already developing drugs to target PRC2. Wang and colleagues determined that the same mechanisms controlling PRC2 function in stem cells also applies in human cancers.

"The identification of a specific PCL in controlling PRC2 in cancer cells suggests we may be able to develop drugs targeting this PCL to regulate PRC2 function in a more controlled manner that may maintain PRC2 function in stem cells while inhibiting it in the tumor," said Wang.

This research was funded by the National Institutes of Health grants (GM085394 and GM068088), the Department of Defense, the V Foundation for Cancer Research, and the University Cancer Research Fund, and was performed in collaboration with scientists at the University of California at Riverside, Rockefeller University, Memorial Sloan-Kettering Cancer Center, and the Albert Einstein College of Medicine. Study co-authors from UNC also included Bowen Xu, a student in the Wang Lab, and Ashutosh Tripathy, a Research Professor in the Department of Biochemistry and Biophysics.

Egypt's government sets priorities after charter

CAIRO (AP) ? Egypt's government asked parliament Wednesday to prioritize legislation to organize parliamentary elections, regulate the media and fight corruption as the upper chamber held its first session with temporary new powers granted by the constitution.

The Islamist-dominated Shura Council, the traditionally toothless upper house, was granted temporary legislative powers under the new constitution and began its work a day after the official results of the referendum were released, showing the charter passed with a nearly 64 percent "yes" vote. It will legislate until elections for a new lower house are held within two months.

The disputed, Islamist-drafted constitution deeply divided the nation, though its supporters insisted it would pave the way for more stability in Egypt and the building up of state institutions.

President Mohammed Morsi has had legislative powers for months since a court dissolved the law-making lower house of parliament.

In its first act after the constitution passed, the Shura Council convened to swear in 90 new members appointed by Morsi. Two-thirds of the council's 270 members are elected, and one-third are appointed by the president.

Speaking to the council, the Cabinet minister in charge of parliamentary affairs, Mohammed Mahsoub, said the government will prepare new legislation for parliament to discuss, including a law to regulate the upcoming parliamentary elections, anti-corruption laws, and laws to organize Egypt's efforts to recover money from corrupt officials from the era of ousted President Hosni Mubarak.

Mahsoub said such bills can be ready as early as next week, when the council convenes again for its regular working session.

He said the government also wants to draft laws to revise maximum and minimum wages, expand social insurance coverage and regulate the media, as well as institute Egypt's first freedom of information act. Such bills, he said, are in line with the new constitution.

"I congratulate the Egyptian people on behalf of the government for the passing of the constitution of the second republic, which establishes a modern democratic state where the people's voices are heard and where injustice, dictatorship, repression, nepotism and corruption take a back seat," Mahsoub told the session.

"At this critical time for the nation, this respected council is required to pass a set of laws for the state to complete building its institutions," he said.

Mahsoub called on the opposition to join in national reconciliation and participate in state institutions.

The main opposition group has rejected the constitutional process and questioned the legitimacy of the charter itself, saying it was rushed through without enough national consensus.

The largely liberal and secular opposition has rejected presidential appointments to the upper house. It says it will instead contest the upcoming parliamentary elections and hopes to achieve a sizeable representation to challenge the constitution.

The opposition will be watching the Shura Council to see whether new legislation increases civil liberties and addresses poverty and social inequalities ? or increases the ability of the state to crack down on its critics and impose an Islamist rule, as many fear.

Critics say the new constitution enshrines Islamic rule in Egypt, restricts freedoms and ignores the rights of women and minorities.

Mahsoub addressed growing fears in Egypt of an impending economic crisis.

"The government reassures all about the economic situation," said Mahsoub. "We don't have an economic problem; essentially it is a political problem that is affecting the economic situation ... We call for reconciliation to impact positively on the economy."
